This property, a large 4 bed, executive home – in a very desirable village, on the Surrey/Berkshire borders should have been an easy sell. The owners who had previously emigrated to Australia, had tried and failed to secure a buyer and their home had been languishing on the market for some time.
Desperate to offload their property (at a good price) and buy a new, permanent, home abroad I was asked to take a look at the house and their marketing details to see what service I could offer.

My consultation firstly involved a flurry of emails to and from Australia; fact finding, discussing the property in detail, images used, agent feedback and properly assessing their online property marketing. Initial impressions online, showed the house fully furnished, reasonably tidy, about the right asking price, great location.
In reality, the house was vacant, completely empty (since the last tenants moved out), the water/heating was turned off due to insurance regulations and the property details (and agent) had remained unchanged since the original launch.
To help to define room size and space, provide better marketing opportunities and more importantly added ‘buyer appeal’, a very necessary ingredient, particularly when trying to sell an unoccupied property, I suggested a package of furniture and accessories to dress all the rooms. And a change of agent!
The asking price was slightly adjusted, and after the house had been styled, it launched with new details and a fresh approach. It took roughly 6 months from styling to completion of the property sale.
The styling work did the trick and a flurry of offers were made as soon as the house was relaunched.
However, the offers they accepted, for one reason or another, fell through before exchange. Just when we were about to try another tack, a firm buyer came through and completed. My delighted clients are now happily house hunting in Australia …a much quicker home buying process than we have here!
